The four systems, and which one your window wants

Single track. One curtain, one channel. The right answer for a bedroom that needs only a blackout, or a reception that needs only a sheer.

Double track. Two channels on one bracket, carrying a chiffon sheer in front and a blackout behind. This is the most common system we fit in the UAE, because it is the one that gives you a usable room at noon as well as a dark one at night. The two channels are spaced far enough apart that the front curtain does not press on the back one.

Corded wave track. Wave headings are not a curtain style you can hang on an ordinary track. The even ripple comes from a cord threaded through the track at a fixed spacing, which holds every fold at the same width whether the curtain is open or closed. If you want wave curtains, this track is not optional.

Motorised track. A tube or belt-driven carriage inside the track profile. Worth the money on a window you cannot comfortably reach, on a run long enough that walking it shut is a two-handed job, and on any west-facing glass you want closing on a timer before the afternoon heat arrives. Ceiling fix or wall fix

Ceiling fix gives the tallest possible drop and the cleanest line, and it is what we default to in Dubai and Sharjah apartments, most of which are built with a recessed curtain pocket above the window for exactly this. The curtain then reads as though the fabric starts at the ceiling, which makes a standard 2.7 m apartment room look considerably taller than it is.

Wall fix, on a bracket above the window frame, is the answer where the ceiling cannot take the load, where a bulkhead or an AC duct is in the way, or where a gypsum false ceiling has nothing solid within reach. It also lets the track project further from the wall, which matters if the window has a deep sill or a radiator-style AC unit beneath it.

What we fix into, and why it matters here

Most ceilings in UAE apartments and villas are concrete slab with a gypsum board layer suspended beneath. A bracket screwed into the board alone will hold for a while and then let go, usually months later and usually taking a piece of the ceiling with it. We fix through to the slab, or use anchors rated for the load where through-fixing is not possible. On a plasterboard bulkhead with a genuine void behind it, that means proper cavity fixings, not the plastic plugs a track arrives with in the box.

Span, sag and support brackets

A long track needs intermediate brackets or it will bow in the middle, and a bowed track binds the runners — which is what people are describing when they say a curtain "sticks". Heavy blackout needs more support than a sheer of the same width. On very long villa windows we join track sections with an internal joiner so the runners pass the join without catching, and there is no practical limit on the total run.

Overlap arms and the centre light gap

A pair of curtains meeting in the middle will leave a vertical line of daylight unless the track carries an overlap arm that takes one panel slightly past the other. On a bedroom blackout that single small component is the difference between a dark room and an almost-dark one. It is fitted as standard on every double-drawing track we supply and it is one of the first things to check on a track that came with an apartment.

Heat, dust and coastal air

Two things shorten a track's life in this region. Fine dust works into the channel and into the runner wheels, particularly in a home that keeps a window open, and it is why a track that draws perfectly in year one can feel gritty in year three — a wipe through the channel usually fixes it. Salt air along the coast attacks unprotected steel components, so we use aluminium profiles and corrosion-resistant fittings rather than plated steel.

Replacing a track somebody else fitted

A large share of what we replace is developer-fitted track in handover apartments: light-gauge profile, undersized brackets, no overlap arm. You do not need to replace the curtains to replace the track.
