Where it stops being a luxury

Stairwell glazing. Double-height living rooms. Clerestory windows above a kitchen run. Anything behind a fixed sofa or a built-in bed. These are the windows where a manual blind gets adjusted once, badly, and then never touched again for years. A motor is what makes them functional rather than decorative, and it is why we fit more motorised blinds in villas and duplex apartments than anywhere else.

Grouping a glazed wall

Several blinds can run on one channel, so a wall of five windows moves as one. This is the detail that makes a glazed elevation look considered — five blinds stopped at slightly different heights is the kind of thing you cannot stop seeing once you have noticed it. Groups can also be split, so the same remote runs the whole wall on one button and each blind individually on another.

Limits and alignment

Motorised blinds have programmed upper and lower stops rather than a physical brake. Setting those precisely, and matching them across a group so every blind lands on exactly the same line, is a commissioning job done at installation. It is also the step most often rushed, which is the real reason blinds in the same room end up misaligned. We set them, run them, and reset them before we leave.

Power on a high window

Rechargeable lithium tubular motors are the norm for retrofit and wired motors for new build. The thing to plan before you commit is the charging route: a rechargeable motor five metres up a stairwell is a ladder job twice a year unless there is a solar panel on the glass or a wired spur behind the headrail. On south and west-facing glass a solar panel does most of the work by itself. On a shaded north window it will not, and we will say so.

Which blind types motorise well

Roller and zebra motorise most cleanly, because the tube is already the mechanism and the motor simply lives inside it. Roman blinds motorise very well on a corded headrail. Venetian blinds can be motorised for tilt alone, which is the cheaper option and covers most of what you actually adjust, or for tilt and lift together. Vertical blinds can be motorised, but the mechanism is bulkier and it is worth seeing one run before committing to a whole elevation.

Control

A radio remote is standard and works with no network. A hub adds phone control, scheduling to sunrise and sunset, and voice through Alexa, Google Home or Siri. Where the home already runs Control4, KNX or a similar controller we integrate with it rather than leaving you with two apps. Blinds and motorised curtains can share the same remote and the same schedule, which is worth planning at the survey if you are doing both.

Heat, dust and how long it lasts

Two regional realities. Batteries age faster hot, so a motor behind unshaded glass in a Dubai summer will not hold charge as long in year four as it did in year one — solar or wired avoids the problem entirely. And fine dust settles into any blind here, motorised or not; a motorised roller is actually easier to keep clean than a chain-operated one, because there is no chain and no accessible mechanism collecting it.
