Towers and villa communities need different things

In the tower communities — Marina, JLT, Business Bay, Downtown — the glass usually runs the full height of the room and there is very little wall to work with above it. That pushes you towards a ceiling-fixed track and a wave heading, because a chunky pole and a pleat header need wall space that is simply not there. West-facing units take the afternoon sun straight on, which is where the layered chiffon-and-blackout pairing earns its keep: sheer during the day so the room is not dark, blackout closed before the sun comes round rather than after the room has already heated up. In the villa communities — Arabian Ranches, Dubai Hills, Damac Hills, Town Square — there is more wall, taller majlis windows and often a stairwell window nobody measures properly, so pinch pleat and eyelet headings come back into play.

Take a two-bedroom apartment in the Marina or JLT with the glazing running floor to ceiling: one wide living and dining span onto the balcony, and a window of the same height in each bedroom. The drop is the thing that moves the number here. A 2.9 m finished drop is roughly a third more cloth per metre of track than a standard 2.2 m window, which is why quotes for tower apartments come in higher than people expect from a villa quote they have seen. Ground-floor rooms facing a garden or a street usually want daytime privacy without losing light, which is a sheer question rather than a blackout one. Stairwell and double-height glazing is common and is the one place in a villa where reaching the curtain is a genuine problem worth solving mechanically.
