Living Room Curtain Ideas That Work in UAE Homes

Living room with floor to ceiling curtains in a UAE apartment

Living room curtains are the hardest window in the house to get right. The room is usually the largest, the glazing is usually the widest, and the curtain is on display all day rather than closed at night like a bedroom. Get it wrong and it is the first thing anyone notices.

This is what actually works in UAE living rooms, based on what we fit most often and why.

Start with the problem, not the look

Most living room curtain decisions are made backwards — a style is chosen first, then the room fights it. Work out which of these is your actual problem:

Glare on a screen. Common in west-facing apartments from about three in the afternoon. You need something that filters rather than blocks, or you will be sitting in the dark. A chiffon sheer or a sunscreen roller blind.

Being overlooked. Ground floor, or towers facing each other across a narrow gap. A sheer gives daytime privacy while keeping the room bright, but reverses after dark — with lamps on and only a sheer drawn, the room is visible from outside. That is why living rooms that are overlooked end up on a double track.

Heat. A large glazed wall on a south or west elevation is a heat source. A dense lined curtain reduces what comes through, which lowers the air conditioning load.

Echo. Tile or stone floor, plaster walls and a big glazed wall make a room sound hard. Heavy curtains absorb reflected sound. See our guide to curtains and noise.

The arrangement most UAE living rooms end up with

A double track: chiffon sheer in front, blackout behind. The sheer handles the day, the blackout handles glare, heat and evening privacy.

It costs close to double a single layer, because it is two curtains and two tracks. It is also the arrangement people are most satisfied with a year later, because it solves the daytime and evening problems separately instead of compromising on one curtain that does neither well. See the double layer page.

Floor to ceiling, almost always

Fixing the track at ceiling level rather than just above the window frame is the single change that most improves how a living room looks. The wall reads as full height and the room feels taller. In a standard 2.7 m apartment the difference is obvious; in a villa with a 4 m void it is dramatic.

It costs more because the curtain is longer. If the budget only stretches to full-height in one room, make it the living room.

Wave, pinch pleat or eyelet

Wave falls in a continuous even S-curve from ceiling to floor and stacks tightly at the ends. It suits plain modern interiors and is what we fit most often in new apartments. It needs a track. See wave curtains.

Pinch pleat is hand-formed and stitched, standing proud of the heading. It reads as more traditional and formal, and suits a majlis or a reception room. It stacks deeper, which matters if there is little wall beside the window.

Eyelet threads onto a visible pole and is the most casual of the three. It is also the easiest to draw.

Colour, and the mistake people regret

The common regret is choosing a colour that matches the sofa. Furniture changes; curtains last eight to twelve years. A curtain tied to one sofa constrains every decision afterwards.

Mid tones are the most forgiving. They show neither dust nor handling marks the way pale and very dark fabrics do, and they sit against most wall colours without needing to be matched. If you want the curtain to be a feature rather than a background, a jacquard gives texture without committing to a strong colour.

Judge any shade backlit and in the evening. Cloth against a bright window and the same cloth under lamplight are two different colours, and a living room is used in both conditions.

Wide windows and sliding doors

Living rooms often have the widest glazing in the home, which brings two issues.

First, the stack. A curtain drawn back has to go somewhere, and on a pinch pleat that is roughly a sixth of the track length. If a sliding door has no wall beside it, the curtain will permanently cover part of the glass. Wave stacks shallower, and vertical blinds draw clear entirely.

Second, the join. Beyond a single 320 cm drop the curtain is made in two halves meeting at the centre, with a generous overlap so no light line shows at night.

Curtains with blinds

A roller or roman blind for daytime light control, with curtains outside it for softness and better sealing at the edges. It costs more than either alone and gives the most control. In a living room used for both working and relaxing it is often the right answer.

What it costs

A single-layer blackout living room window starts at AED 685 fitted. A sheer and blackout double layer on a wide living room window typically lands between AED 1,500 and AED 2,800 depending on width and ceiling height.

A short checklist

Identify the real problem — glare, privacy, heat or echo. Go floor to ceiling if you can. Run the track 15 to 20 cm past the glass each side. Choose a mid tone unless you have a reason not to. Judge the fabric backlit and at night. And work out where the curtain will stack before you commit to a heading.
