Ready-made curtains are cut for a standard European window. Homes here are not built that way. Villa majlis windows run three metres and higher, apartment towers in Marina and Al Majaz have full-height glazing, and older Sharjah buildings often have deep recesses that a shop-bought panel simply cannot cover. A panel that stops short of the sill lets a bright line of Gulf sun straight into the room, and that gap is exactly where the heat comes in too.
Measuring on site removes the guesswork. We record the track width, the finished drop, the ceiling type and whether the wall can take a bracket, then cut to those numbers, on the heading you choose — pinch pleat, wave, eyelet or tab top. The best curtains for Dubai apartments are decided by four things rather than by colour, and once you have chosen curtains rather than blinds those four remain, and they are made in this order: how the curtain hangs, how much light it stops, how full it is, and how it is fixed to the room. The styles above answer the first. This section covers the rest, because they affect the result more than most people expect and are hardest to change afterwards.
A heading is how the top of the curtain is gathered, and it sets the character of the whole window. A pinch pleat is the traditional choice: deep, structured folds that hold their shape whether the curtain is open or closed, and the most forgiving on an uneven ceiling. A wave heading is the modern one — a continuous, even S-curve that suits long straight runs and full-height glazing, and it needs the most fabric of any heading. An eyelet threads onto a pole and reads as more casual; it needs a pole rather than a track, which rules it out where there is no wall above the glass. A blackout fabric is not a dark-coloured fabric. In our books the light-stopping layer is woven into the cloth rather than glued on the back, which is why a pale blackout exists at all — a cream curtain can stop as much light as a charcoal one. A dimout softens light without removing it. A chiffon sheer does the opposite job: privacy in daylight while keeping the room bright, which is the reason so many homes here run two layers on a double track rather than choosing between them. Blackout or sheer sets out which rooms genuinely need which.
One point that surprises people: with any blackout, the fabric is rarely what lets the light in. Light comes around the sides, over the top and through the gap where two panels meet. That is a fitting problem, not a fabric problem, and it is solved by running the track well past the glass, overlapping the panels in the centre and going floor length.
Fullness is the multiplier between your track width and the width of cloth used. At 2.0x a three metre track takes six metres of fabric; at 2.5x it takes seven and a half. Cutting fullness is the easiest way to reduce a quotation and the easiest way to spoil the result — a curtain cut lean hangs flat, the folds fall out, and no amount of dressing fixes it. If you are comparing two prices, ask what fullness each one is quoted at before you compare anything else.
Floor length curtains in Dubai read better than sill length on almost every window in a modern apartment, and the hem should just touch. Where the curtain sits when it is open matters too: the width of fabric gathered at the side is the stack, and if the track stops at the glass the stack sits across your window and your view. Running the track 15–20 cm onto the wall each side puts the stack on the wall where it belongs. What the ceiling will take is the other visit-day question — a concrete slab takes a ceiling-fixed track anywhere, a false ceiling needs the fixing to reach something solid, and a shallow bulkhead may not have the depth for a double track at all. Curtains in this climate collect dust more than dirt, and dust is what dulls a colour. Taking it off regularly does more for the look than washing ever will, and most of our fabrics are not improved by a washing machine — cleaning curtains without taking them down covers the method. Where a curtain will take direct afternoon sun, a sheer in front of it is the cheapest protection you can buy, and it is the layer that is inexpensive to replace when it eventually goes.
